What Matters In a Home Inspection
Patent defects, latent defects, and safety hazards are important to know about! Your dream home can turn into a nightmare!
A home inspection gives you peace of mind. The detailed report includes photographs, environmental reports, and the home inspector’s professional opinion. The report will mainly cover maintenance recommendations, life expectancies for various systems and components, and minor defects. Some issues noted in the report may actually turn out to be latent defects which require extra attention.
Patent and latent defects that really matter will fall into four categories:
- Major property defects, e.g. structural failure;
- Things that lead to major property patent and latent defects, e.g. small roof-flashing leak;
- Things that may hinder your ability to obtain finance, legally occupy, or insure the home; often, these are tied to the presence of latent defects.
- Safety hazards, e.g. exposed wiring in the electrical panel.
You can often repair serious problems cheaply, protecting both life and property (especially in categories 2 and 4). However, always consider potential latent property defects that may not be visible right away.
Patent defects are property defects that are visible and discoverable upon reasonable inspection. In other words, they are the faults you can see with the naked eye or detect through normal investigation without needing specialist equipment.s.
Latent defects are hidden and not discoverable through cursory inspection. Unlike patent defects (which are visible), they remain concealed and often only become apparent after occupation, when a specific condition arises, or during a professional home inspection. For buyers, uncovering latent defects can be a significant concern.
In a South African home inspection context, safety issues are those conditions that pose an immediate or potential risk to occupants. They often overlap with compliance requirements under SANS building standards and can range from electrical hazards to structural risks. In some homes, defects may also create serious safety issues down the line.
Latent defects and safety issues uncovered during an inspection are often surprising to honest sellers. In addition, it should be noted that the seller is not always required to repair everything or anything described in the report.
No home is perfect! Keep things in perspective. Furthermore, do not kill your deal over things that do not matter. Moreover, don’t expect a seller to repair maintenance faults already listed on the seller’s disclosure or nitpicky items. Latent defects should, however, always be taken seriously when negotiating or considering repairs.
