A walk-through inspection is not a comprehensive home inspection with a report! It is a much more informal inspection than my usual property inspections. As a result, I perform a visual inspection the same as for a comprehensive inspection of the home/building and provide you with comments summarizing my observations. However, I do not provide you with a written report with photographs as I would do with a comprehensive inspection.
Most Affordable Inspection
A walk-through is also very affordable. This type of inspection is mainly for a client who does not (at this point) want a full home inspection. Because a walk-through inspection is less formal, I do not adhere to the InterNACHI Standards of Practice. You will need to be present at the walkthrough because I do not generate a written report. I communicate my observations orally to you.
If you cannot attend the inspection
However, if you can’t be present during the walk-through, I will generate a checklist during the walk-through by using specialised software for your information.
Agreement
However, we will need to have a Walk-through Inspection Agreement with each other. This is to protect me against liability as a result of deviating from the requirements of the InterNACHI Standards of Practice.
My commercial and home inspection area in Gauteng:
The inspection areas in which I offer home and commercial inspections are in most northern municipal areas. I cover a large portion of Gauteng which includes most of Johannesburg, Tshwane, Ekurhuleni and a portion of North West Province.
Depending on the size and condition of the home, a comprehensive home inspection will take between two and three hours. Of course, if the property is larger or older it may take longer. Ideally, you will accompany me during the inspection, so that you will have visual reinforcement of your written report.
Houses show much better in the latter part of the afternoon which can mask some flaws in finishes, surfaces and more. Having a home inspection in poor light conditions is not a good idea. Poor light doesn’t normally affect the inspection of the interior of a home, but I can’t review the roof and other exterior features without good daylight. The best times are between 9 am and 2:30 pm when the light conditions are at their best.
I am available during the week from 7 am until 7 pm and on Saturdays between 7 am and 3 pm to perform home inspections. My availability on a Saturday allows you to attend the inspection if you can’t make it during the week.
City of Tshwane Metropolitan Municipality Area
In Tshwane, I do home inspections in Pretoria itself, Pretoria East, Pretoria West, Pretoria North, Akasia and Centurion.
Cullinan, Rayton and Bronkhorstspruit are also in my area, but I do not inspect north of Doornpoort.
Johannesburg Metropolitan Municipal Area
I inspect the northern parts of Johannesburg, Midrand, Fourways, Sunninghill and Woodmead.
In the west, I do inspections in Randburg, Sandton and Roodepoort.
In the south of Johannesburg, I inspect Johannesburg, Johannesburg South and Alberton.
Presently, because of insurance constraints, I can not inspect in Soweto.
Lenasia and further south fall outside my inspection area.
Ekurhuleni Metropolitan Municipal Area
In Ekurhuleni my inspection area includes Kempton Park, Edenvale, Benoni, Germiston and Boksburg.
Again, because of insurance constraints, I do not inspect in Tembisa and the Vosloorus areas.
Mogale City Local Municipal Inspection Area
Because of the distance, I only do inspections in Krugersdorp, Magaliesburg and Hekpoort.
Inspections in the North West Province
Again, due to the distance, I inspect the areas of Hartbeespoort and Brits only.
Inspection areas outside those mentioned above
Inspections outside the inspection areas mentioned are either too far from my office or are not covered by my insurance company.
An inspection area that is far from my office may require additional costs to be added due to travelling costs, time costs etc.
